TPO Guide: Quick Reference

Here's a handy guide to help you navigate the TPO process smoothly.

Getting Started

  • Need a Buy Before You Sell solution? Fill out the scenario form! Your account executive will reach out to guide you.
  • Client ready to make a cash offer? Request a Cash Offer Approval letter. Expect it within 2 hours during business hours.

After Offer Acceptance

  1. Navigate to our TPO Portal: This will be the centralized hub for all things moving forward
    1. First time? Complete this form to request login credentials
  2. Complete all steps shown in following videos to initiate the loan.
    1. Purchase Loan
    2. Instant Equity

The video above highlights the steps below that must be completed before Ops can start the loan.

  • Register the loan: Don't forget to choose your processor!
  • Credit: Reissue the credit report.
  • Loan Details: Confirm product, pricing, and lock your rate. (Remember to select the options Conventional, Balloon, 12 month, 1 year, and Interest Only, where applicable).
  • Documents: Upload relevant documents
  • Submit Loan: Once everything's in, click “Submit Loan”!

What to Expect Next

  • Loan Estimate: You will receive a loan estimate for your review within 1 business day, before it is sent to the borrower. Any potential high-cost issues will be highlighted.

  • Conditional Approval: Expect to receive conditional approval within 2 business days. You can upload conditions as you receive them.

  • Initial Closing Disclosure: You will receive the Initial Closing Disclosure for review at least 4 days before closing. Any remaining high-cost issues will be addressed at this time.

Pro Tips for a Smooth Closing

  • Timelines: All loans are subject to TRID timelines. All Instant Equity loans are subject to a rescission period.

    • An Instant Equity (Sell-Side Bridge) loan can fund in as fast as 14 calendar days from the application date.

    • A Cash Offer (Buy-Side Bridge) loan can fund in as fast as 10 calendar days from the application date

  • Upload Conditions Correctly: Link conditions to the correct item in the portal and click "Notify Lender" in the upper right corner of the screen.

  • Fast Disclosures: To ensure fast disclosures, complete the credit report, underwriting form, and rate lock immediately upon registration.

  • Borrower Acknowledgement: Ensure your borrower acknowledges all disclosures promptly. Simply opening the documents counts as acknowledgement.

  • Invoices & Settlement Statement: Upload these documents 4 business days before the closing date.

  • Closing Details: Once you are cleared to close, confirm the details and promptly order closing documents at: https://tidycal.com/flyhomesmortgage/closing.
